PORTLAND, Ore – If you just bought your first Portland Oregon Rental Property it’s important for you to know that you will be dealing with the prospect of evicting one or more of your tenants sometime in the future, and it’s important to have a strategy for dealing with evictions sooner, rather than later.
In today’s post we will break down three tips you can use for dealing with evictions so you can avoid taking tenants to court when a potential eviction arises.
Tip #1 – Issue a Written Warning
Let’s say that the tenant you’re considering evicting has paid on time in the past but has only recently fallen behind on paying their rent, the solution to this problem is to issue that tenant a written warning then write a new lease for your tenant.
In the new lease there will be an acknowledgement of the written warning and consequences of what will happen if your tenant breaks their lease again.
Tip #2 – Think About Payment Arrangements
If your tenant has fallen behind on their rent temporarily you should consider offering them the option of making payments until they are able to get caught up completely with paying their past due balance.
Tip #3 – Offer Your Tenant Work
Another option to consider offering tenants who have fallen behind on paying their rent is the option of a temporary or part time job working for you.
This step would take some of your current work load off of your shoulders and bring someone to your team that you could trust to professionally help you with the work that needs to be done at one or more of your rental properties.
