199-unit South Waterfront apartment building

Construction has begun on a new 199-unit apartment development in the South Waterfront, the next in a wave of apartment developments in the formerly recession-stalled district.

The six-story building at 3850 S.W. Moody Ave. — on what’s known as Block 43 — is being developed by Dallas-based Alamo Manhattan. It will include 1,500 square feet of ground-floor retail space, as well as 196 underground parking spaces.

The general contractor is Portland-based R&H Construction, and the building was designed by architecture firm Hensley Lamkin Rachel Inc. of Dallas.

The building follows construction of The Emery, a 118-unit building just south of the Ross Island Bridge, and Gray’s Landing, a 209-unit affordable housing development. Los Angeles-based development firm Mack Urban has proposed a 281-unit building at 3700 S.W. River Parkway.
