You may have a tenant under a 12-month lease but have you done a tenanted property walkthrough yet?
This is by far one of the best ways to make sure that your rental property remains in good condition during the time that’s it’s being leased by a tenant but some landlords don’t like to do a tenanted property walkthrough because they don’t want to hassle their tenants.
Thankfully, you can easily do a tenanted property walk through if you follow this checklist.
Tenanted Property Walkthrough Tips
Inspect The Air Conditioner And Furnace
Your tenant should have been instructed to change their HVAC air filter every month but you should still verify that this is being done while inspecting your air conditioner and furnace to make sure that both are in good running condition.
Inspect Sinks And Toilets
Always inspect sinks and toilets because they drip! You don’t want to let a water leak go unreported because that will only mean you’re going to have to pay more money in repair costs down the road.
Inspect Doors And Windows
Make sure that doors and windows properly close and lock. While doing this you should also examine the rubber seal around each door and window to verify that they are still in good shape because the seal is what’s going to keep cold or warm air from escaping the house while the HVAC is in use.
Inspect Major Appliances
Check the dishwasher, stove, and refrigerator to make sure that these appliances are all in proper working condition and do not need repair.
If your Portland rental property has a washer and dryer, you should inspect those appliances as well. You should also inspect the motors and internal parts of your washer and dryer to make sure that they are in good shape and not covered in dust.
Inspect For Signs Of Pets
During a 12-month lease, it’s fairly easy for a tenant to have a pet living with them that they didn’t report to the landlord.
When you’re inspecting your tenanted property, pay close attention to signs of a pet like pet toys, dog crates, beds, or pet hair on furniture because this is a clear sign of a pet that should be dealt with.
